yeah, my dad has a king size bed, 42" LCD, 2 dressers, recliner, big lamp, as well as some other crap, and still has room to swing a golf club on both sides of the bed.

from his As-built plans, the wall that runs that direciton is probably a load bearing wall. Removing the wall would force him to have an engineer spec out a beam size, and would cost quite a bit more.

the only thing that bothers me about your proposed plan is the door from the master bath into the hall. You should probably put a wall with a door going perpendicular to the hall into the Master bedroom to further separate the public from private, in this terms, it would be the master bath separation from the rest of the house, this will give a better feel to that area, and allow that bath to be set for just the homeowners use. Give me a bit, and I will try to upload a floor plan for you from Autocad of the changes I just proposed to ya.

added quick floorplan to show you changes that will probably help you.

the angled entry into the master is going to be a squeeze and feel unconfortable when entering, if you straighten out the wall, and move it to the right of the master bath entrance, slide the door going into the second bedroom down along the wall, you will give yourself a much better feel while going into that area of the house.

No problems at all, have fun with your remodel. they can be stressfull, but the results are much woth it

Thanks Noahma, I ran that past my wife and we went with it. The framing is now done for the most part. We ran into more rot and had to replace the bottom plate behind the shower as well as some studs. I have removed the kitchen sofit and peeled up three layers of flooring in the kitchen. I am about half way through scraping the old lino off the floor, but there are some tought spots. Everything else is progressing very well. I am now ready for my Plumber and Electrician to come in.

I will get more pictures up when I get a chance.

be careful when scraping. some of that old linoleum flooring has asbestos in it. wear a mask.

Well I have finally taken time to update these pictures with some of what has been going on.

The mold company came in, sealed off the house, removed all mold impacted material, scrubbed the structure and sealed with kilz. I have passed all of my rough inspections and we are making really good progress now.

The new furnace and A/C has been installed.




Notice the 1 1/4" gas line!! We put this in for future capability of a tankless water heater. We have done as much as we can at this point to increase efficiency. We have insulated all water pipes and installed a 93% efficient furnace and a 15 seer condensor unit.

The knee wall in the basement has been framed




and insulated


and sheetrocked




The kitchen has also been insulated



and sheetrocked



The master bath has been framed









The home run panel has been cut in


and trimmed out. This is only coax and data. The router isn't yet in the box, but it is ready. I used all open house gear.



New arches into the master closet and can lights.




Our backyard, pool and view.


The chain link has already been taken down. We will fill and sod here this summer.







So things are going fairly well right now. We hope to have tape and texture completed by next week and start painting the following weekend. The kitchen has been taped and new cabinets will be going in any day now.

The floor in the small upper bath is also done and the tub is set.

We picked up all of our tile and as soon as the cabinets are set in the kitchen, we will start tiling the floor. Things are progressing fast now. I will try to take more pictures next weeek.
