Default House Redux

We recently found ourselves in the market for a house and located this beauty. Well I guess beauty is in the high of the beholder, or beerholder as it may. We managed to find a HUD foreclosed home with around 2K square feet. Fortunately for us, unfortunately for my wallet this house needs major work.

Structurally the house is in good shape with exception to the floor joists that the previous owner decided to notch out and re-route plumbing from a plugged sink drain.

I snapped some quick pix of the project and resized with pretty harsh compression to keep viewing speed up.

This is the living room view from the kitchen. Behind me there is a sliding door going onto a decrepit rickety deck that has to get demo'd.

The mold mitigation company is finished and has done a great job. I will get more pictures of their desctruction as well. This weekend I am going to tear out the rest of kitchen wall cabinets and the sofit. More to come...

Woohoo - all permits have been approved by the county (I live in unincorporated). And my new windows (Simonton 5500 Reflection Series) have arrived at the showroom and will be delivered on Monday. This weekend the desctruction officially begins. I have done some of the demo stuff already and am diggin' all of my new fat max tools. The FUBAR(functional utility bar) crazy hammer is one handy tool. I had a 24" wrecking bar and 20 oz hammer and then switched to just the FUBAR. There is no comparison, the FUBAR will take care of whatever you need to take care of. I doesn't swing that much heavier than a 20 oz, but the weight is in the right place and it moves whatever is in it's path. I know everyone has seen them at Home Depot and Lowe's, but if you have serious demo to do then buy one. The fubar also has a blunt pointed edge below the head which works awesome for plowing through sheetrock. I also have a FatMax sheetrock hammer/ax, but still prefer the FUBAR on the fun factor. I picked up mine up at Amazon for a reasonable price. Can't wait for the weekend. Walls are coming down.

How many layers does it take to get to the center of a kitchen floor. My guess - four so far





My 20yd roll-off isn't going to last long if I keep this up. Old master bed/master bath.




Here's an idea, lets replace copper pipe with flexible hose and clamps. Maybe it won't leak and spawn colonies of mold.

Petrie, awesome, welcome to the home owners club. Looks like you deff have some work cut out for you but how rewarding when it's all done. The mold and the joist looks the most concerning to me. Have a plan for redirecting that pipe?

going from a 3bdrm to a 2bdrm? why?

and why are there stairs in the 2nd but not the first? are you adding a level?

Yeah, I thought the same thing - expanding your Master Bedroom may not hold up the resale value of your home.

B: I believe the house to be a Raised Ranch, the stairs are depicted in teh first pic - just not as absolute as the second diagram. THis is also allowing him the ability to change the plumbing easily as compared to say a colonial style home.

There is an existing drain directly below the sink. Apparently it got plugged and the previous jack ass home owner decided to hammer a hole through the basement ceiling, cut some floor joists and re-route. Roto-rooter may have been cheaper??

There's a basement level with the rec room and fireplace. We plan on partitioning that off to keep the 3BR status.

Yeah my prints aren't the best, just needed to throw them together to get permits. The master bath and closet are going to be killer. I get a pool and a very nice workshed = my wife gets nice closet. :-)

Very Nice... I actually like how you are doing the layout... I like the fact that while you are dropping the bedroom count, you are making a nice big master bedroom, bath, & closet..

its funny to say it this way, but its hard to find a small house with big bedrooms... my dad just bought a 3500 sq ft house... he lives alone... He didnt want a house that big, but he had to buy a house that big in order to get a bedroom the size he wanted.

it would be awesome if you could take out the wall where the fridge is, and make the kitchen, dining and living spaces all open.

it's too true.

my master is plenty big, but the other 2 bedrooms are a joke. a twin bed and a dresser, and your room is full.
