That a tough one. do you know anyone in the hvac business? I would try to make the furnace last. your furnace is working a lot harder since you are losing a lot of heat. Would it be better to replace the second floor windows first since heat rises?

my uncle does hvac work but he is in virginia and I am in pittsburgh lol.

Call your uncle and ask for advice... Give him the make/model of your furnace, and see what he thinks you should do...

yeah. It is a gamble you do not know how long the furnace will last. You do know that you need new windows. Second thought I would replace the furnace unless my uncle said it would most likely last.
