rate is a little steep, but things are shady in the mortgage realm right now. Going with a reputible company and paying a little higher is probably best off.

I have the option to buy points, but i don't think i'm going to do it. it's like $3500 for every 1/4%. to get 1% off, i need like 12 grand.... up front.... not going to happen

i'll just re-fi in a couple years.




Future Plans:
Addition to make it a 2.5 bay, or maybe a full 3-bay garage and possibly go back 10 feet the whole width of the garage, thus creating a new master suite over the garage, making the current master suite the 2nd bedroom, and merging rooms 2&3 into one room, as they are both way too small IMO. the master is a little too small for my likings as it is, but its livable. I have 3 living rooms though

The market has changed drastically since you bought.
i have 6.5% on my condo.

payment including taxes/escrow/pmi/insurance is about 2800 /month

all this sub-prime fall out crap has made lenders real anal. its impossible to get a low rate without 20% down. i don't have 63 grand lying around to put down.... no one does really, unless they are older and moving onto a new house and their old one made a profit.

I locked my mortgage 5 days before the mortgage market officially stated "no more 100% financing".

you're lucky you bought when you did. everyone else who's starting to look now is going to be in for a reality check and will be renting for a very long time....


I have the option to buy points... its like $3500 for every 1/4 point. so i CAN get a 6% rate, but i'll need to buy 6x%3500 up front, for 0 decrease in my payment owed. it doesn't come off principal or down payment at all, so its kinda not worth it when i can just re-fi in a couple years.
