Default Building my First House

So to make a really, really long story short. A woman was murdered in this house, and the b/f set it on fire. The house was a rental property, and the Home Owner was wanting to rebuild the house since there was more smoke than fire damage. So after working out some numbers for the home owner, it was obvisiously out of his budget. So we were talking and I said "Just sell it to me". His reply was "Make an Offer". Then I said "25k", Then he said "Sold". We worked out all the paper work, then I started thinking. Take this one story house to a 2 story. More sq footage=More money.

I dont know if I will keep it or sell it when it is all finished.

I started on this house 3 weeks ago. I had a cheap demo crew go in and demo the sheetrock and insulation and flooring. Its been me and one other guy working on this house the whole time.

Also since I own the house, I am doing the plumbing but no electrical or HVAC.

Yup and this is where I am at so far. Got to sheath the roof and get it all dried in. Once that is done, I can call for a Framing Inspection.


Trying to do all this under 60k.

that's awesome man. i'm seriously impressed.

i'm curious why you didn't move the front door to the center? seems to make more sense there... walk in door, go up or down the stairs...

you should add a garage so it doesn't appear to be so "tall."

Funny you say that. On the original plans we had the front door relocated. Then I changed them, mainly because I didnt want to have to demo 2 sets of concrete stairs. I did away with the side porch. SOLID CONCRETE! I know it makes more sense to be in the middle. But gotta stay in budget.

I am really thinking about selling the house, I am happy where I live now and plus where the house is. Its a different school district.

Just glad to say I am finally building a house on my own at 25 yrs old. Been waiting on this day a long time.

YOu know, I am not sure if it is required or not. I will ask my real estate agent and get his opinion. But something tells me that your not required to tell.

Regardless, i don't think that would be a big factor in the sale of the house.

A) it wasn't a random crime. it was the bf against the g.f. living there isn't any less safe because of it.
B) the entire house that it happened in got thrown out. lol There's no hidden blood stains or anything like that.
C) everyone in the neighrborhood will know you. "Hey, you're the new guys in the house that Betty got killed in" lol

So talked to my real estate agent today and he said "Your only required to discuss the structure of the home. Not any previous owners history with life or death is required to disclose."

Also asking him what I could sell the house for, he said between 269k and 299k depending on the quality of finish product going on. So after hearing that, and realizing what time of the year it is. I might not be able to sell it as soon as I thought I could. Might rent it out until next spring and then sell it. Still undecided.
