Default I've been getting screwed.

My property taxes are 2066 a year for this house. what the fuck? My dads taxes on the building downtown are only 1100.

Turns out the company I bought the house through never applied me for the homestead or mortgage exemptions.

After Chase miscalculated my taxes for 2008, there was a shortage and my f'ing mortgage just jumped 201 dollars a month. Out of the blue... from nowhere...

So now I have those two forms filled out and applied for. Hopefully they'll drop my taxes and mortgage down to at least where the mortgage was at before.

Its funny, my taxes were calculated at 2066 a year, and somehow from my escrow they were only paying 800 out of the year into it from what I paid. With my escrow being 170, at the very least 130 should have gone into the taxes, cause my insurance is only 25 bucks.

It sucks, but you need to keep on top of this stuff. I am very close to drop my property tax escrow due to them always fucking something up.

If I knew what the hell I was looking at with this stuff I could have known, but I'm clueless on this type of shit. Everyone told me that when I bought the house the realtors/banks/whoever should have filed for those two exemptions right off the bat for me, but no one ever did. I never even knew there were these two exemptions, so I don't know how I could have known to ask.

My mortgage was pretty cheap as it was... I was happy with where it was, but now that it just jumped like that because of mis-calculations on Chase's part, I got screwed. Hopefully by the time my February-March mortgage statement comes it'll be back close to what it was. My taxes should only be about 450 a year, not 2066. Especially since the value of the house actually went down for 2009 by $8k according to the county assessors office.

property taxes can change at will depending on your city/county/whatever that you live under.

Normally, they are paid twice a year... january and july, 50% each.
When you close, you pay up to the rest of the half up front, then during that half, you pay into escrow. When it comes due again, you have enough in escrow to cover the taxes.

If your mill rate or whatever your locality uses to effect tax rates changes, then it is your responsibility to make sure that your escrow account is adjusted appropriately.

My town just re-did their mill rate after an extensive assessment was done. my taxes actually dropped a good amount.

But, they are still 5200 a year, so stop whining about 2 grand.

I'll whine about 2 grand when I make 1/3rd of what you make ontop of it. It has nothing to do with the changing taxes and mill rates, they calculated my taxes incorrectly. Then they paid it, and hiked my escrow by 200 a month. Something that was nowhere near my fault, and now I have to suddenly just be able to drop everything to pay it.

Bankers are not your friends. Ever. On the MLs sheet from your realtor, there should have been an estimated tax, which is what they paid last year on the property before you bought it. That figure should have been transported to the mortgage broker who set up your account.

You should really read and understand things before you sign them dude. If you don't understand something, force them to go over it with you until you do. If they get annoyed, take your business else where.

But, i guess that's all too late now.... Not much you can do. Gotta pay it, or the city will put a lein on your property

For 2007 I paid 800 in taxes, this is what the auditors office had set my taxes at and reported it to Chase.

I understood that and I was happy with it. For 2008 I was paying 800 in taxes, and then for 2009 I was apparently supposed to be paying 2066. What I signed was correct and understood in 2007, but apparently it wasn't understood at the auditors office, and wasn't reported correctly.

Well, I guess your first step is to head down to the auditers office... as it's their error, not your banks. perhaps they can put you on a payment plan or something to catch up

There really isn't a whole lot I can do about it now. They reported the new estimations to chase, which paid the full 2066, so now chase has bumped my payments so that I'm basically paying them back for taxes.

But once the new exemptions are put in place, my taxes for 09 should go down which will decrease my mortgage payments by a huge chunk making it easier to pay my mortgage month to month with the increased back-taxes I owe Chase.

I'm still trying to figure out how it jumped by 201 a month when I paid the 800 last year, the taxes were 2066 so I owe them 1266.

201*12 is 2412? I might have to call them back for that answer.
