he also showed us another house in the area.. i liked it except it felt really claustrophobic in there.. hallway was really narrow and the ceiling in the hallway was bowing down.. .. had a big backyard and covered patio.. 2 car garage...

went and checked out about 5 more houses today... 1 i like but its a little small for what they're asking.. so i think i'll be making an offer of $130,000 on house #1.. the inside needs a bit of work like carpet in rooms and the wood floor sanded down and restained.. but its livable how it is.. and if we wait to long to decide it could be gone... it has definite potential to make some money .. i already have many plans made for it..

it'll eventually need dual pane windows and some paint outside.. the inside has fresh paint.. there are several bushes and trees i'm ripping out of the ground also because they block the narrow ass driveway..

well, submitted the offer of $135,000 on Monday.. but the guy is out of town and the Realtor cant get a hold of him.. bah.. i'm anxious to find out if he accepted the offer..

well, we got our counter offer yesterday and took it.. its still a hell of a deal for the area and being in CA.. a 800 sq/ft house sold for $165,000 and this is 1200 sq/ft

we settled on $160,000 and the seller pay $8000 towards closing costs (the rest goes towards our DP), his original asking price was $185,000 but its been on the market for 85 days..

we still need to have the house fully inspected to see if there is any non-visable damage underneath the house or in the attic..

first thing is to carpet the rooms and refinish the hardwood floors.. i have a buddy who knows how to do the hardwood, so all i have to do is supply the brews and budds and give him a hand..

well Escrow started on Monday.. the lender he was setting us up with we said bye bye to.. we asked what our interest rate was she said "i dont know", we asked what our monthly payment would be, she said "i dont know" .. she couldnt even give us an estimate even though she knew how much we were putting down and how much the house was.. time to find a lender thats actually helpful..

i have a friend who does loans so i'm gonna talk to him today and see what he says.. we're trying to get 100% financed so the money i have i can put into the house

make sure its conventional, 30 year FIXED. no jumbo crap, no ARM crap, no nothing. 30 fixed convent, or LEAVE.

30 yr fixed it is.. another friend who's into buying/selling houses had suggested a 5 ARM and it sounded good when he suggested it, but i got to thinking what if i'm comfortable there and dont wanna move after 5 yrs..

right now i'm not really sure whats going on.. my GF dumped the lender that was helping us and starting talking to another.. i gave the Realtor a check for $1000 to start Escrow i guess, i'm not really sure where it went.. . i was under the impression it went to the lender but he said it didnt.. so where did it go??
