5 year ARM's are THE reason for the whole sub-prime fall-out and people getting foreclosed on.

stay the fuck away from it.
stay away from interest-only.
stay away from EVERYTHING BUT a 30 yr fixed (or 40 fixed, but your house is way too inexpensive to really consider a 40yr)

the $1000 is for your deposit. This let's the seller take their house off the market in good faith that you will be buying it.
you will get it back at closing (and you will probably have to give another $1000 in a couple weeks.... consult with your realtor).

well, we're still waiting for the lender to get back to us.. but we've been approved already so it shouldnt be a problem getting approved through someone else.. damn, i cant wait till all this is over and we're moved it.. i'm excited

you're just getting started.. lol everything up to making the offer is the easy part.

now you gotta do inspections, getting home owners insurance, lining up an oil/gas guy, moving all your address, phone numbers, going to the dmv to update your license, changing your address on everything you get, closing, moving, and then dealing with all the initial problems every house will have.

yea, yea.. i know, we have a lot to go through still.. i have a couple of sheets of paper showing us all the steps.. we're barely on step 5 out of .. we gotta have the inspections done next

well, just got a call from the realtor.. he told me the roof is gonna need to be replaced and the guy estimated it at about $8k.. he told me he could contact the seller and see if he would repair it and add that onto the selling price... but my uncle frames houses and this would be cake for him.. so when i get a copy of the report to see what all it needs i'll see what he says

the realtor probably shouldn't be the one telling you this.... your inspector shoud.

well he was trying to get me a 2 yr certification on the roof.. he's already ordered the inspections.. but i think i'm gonna see if the seller will repair the roof and just add it onto the cost of the house.. hopefully, if not i can still back out

he ordered an inspection??? doubtful....

he might have ordered an appreaisal, but the inspection is something YOU need to order.

well, whatever it is..

anyways.. i just got a call back from him today... they agreed to fix the roof and add that to the cost of the house.. so we get a new roof on the house and on the detached garage.. woot!!

just be careful with that.... he might get a real high estimate, make you pay that, and end up doing the work himself or something
