the roofer talked to the realtor at the house.. he called me after he left there.. $8000 and it has a 50 yr warranty

the realtor is a friend of mine, i wouldnt even know where to begin when buying a house... so, he's helped a lot.. and i know he's not gonna fuck me over in anyway.. i've known him for about 12 yrs

no idea.. i figured since the guy is selling it "as is" then its my responsibility to fix whats wrong

"as is" implies no warranty. it doesn't mean you can't re-negotiate a new price with fixes in place.

well, our main concern right now is getting the loan approved by the bank.. which we seem to be having trouble with.. its my GF only on the loan, so we're gonna need a co-signer (that we'll drop after 6 months) .. and i think her mom is gonna co-sign

Why on earth would you pay for the roof to be replaced? In my area if something shows up on the inspection the buyer has the option to have the owner fix it at their expense or you can negotiate a credit to be taken off of the price of the home. I have never heard of something showing up on an inspection which the buyer has to pay for. We are currently looking at houses and the only time the subject of us paying for something was when one house we were looking at had to update the service panel and we said we would split the difference to upgrade to 200amp service from the standard 120amp. I cannot believe that any realtor would let their buying client pay for something in todays market. Are you getting any credits?

the seller is already paying $8000 towards our closing cost.. and the roof is financed with the house so we're pretty much making even on the matter.. the roof is gonna cost $8k also..

alright.. as some seen the the co-signer thread.. we backed out of the deal as of today.. signed the paper and getting the deposit back since we couldnt get approved .. we're gonna pay off her credit cards and try to get 100% financed in about 3 months, that is if we cant get something now..

100% financing is tough right now. sub-prime ruined that. I JUST made it on my loan. like 3 days after i was locked, they said no more. they might have eased back into them a little bit... but they are still harder to obtain than before the whole fall out ocured.
