well, they keep building houses here and houses keep foreclosing.. so the price is gonna drop because most people cant afford what it takes to get into a house.. so nobody is buying them

the amount of vacant houses here is crazy..

well, we found another house we want.. its 22xx sq ft.. the garage is probably 800 sq ft and has its own bathroom.. and its on a 9000 sq ft lot.. they guy who owns the house owns his own mortgage company and gives loans to people with not the greatest credit.. he just wants to sell these houses so he'll most likely give us the loan

be careful with that....

a lot of those agent-related deals get tricky on personal interest.

we did all the stuff over the computer and they called my GF.. they cant do much for us.. ... we're gonna pay off her credit cards and such about the time we move in and in about 6 months we'll refinance because her credit will be better

Not to get personal how bad can your credit be or better yet what is on it that makes it "that bad"? I have three collections, multiple 30-60-90 days late payments on my account and I am still mid to high 600's. Granted all of this was 4 or more years ago and the are willing to give me and my wife a loan for 200,000.00.

well her credit is 620 i think.. and mine is crap.. so i'll be working on mine also.. only things on mine are hospital collections and bullshit like that from when i had cancer, no credit cards or anything like that.. so its all just getting the right info and taking care of my stuff... i shouldnt have to pay any of it, it should have all been covered.. but when we do refi i'll be added to the loan if i build my credit a bit

we're basically gonna be trying to get her debt to income ratio better ..

alright.. long time no post on the subject.. we've been searching and working on getting the loan taken care of.. now making offers and such..
zero down, 6.5% interest..

since all the bullsh!t happened with the other loan .. we've made a couple of other offers..

house #1 .. short sale.. boo.. been a month and we still havent heard back from the bank..

house #2.. asshat lowered the price to $160k.. we offered $150k .. he said he wouldnt take any less than $189k ..

house #3 .. perfect, i loved it.. she loved it.. made an offer.. heard back in about 13 hrs.. an offer has already been accepted.. well F#$k ..

house #4 .. went and checked it out today.. pretty nice.. submitting an offer tonight..
